The official By Laws are provided in a manual to each resident of the association.

The manual is the only accepted reference to use in determining if a person is in violation of the Homeowners Association guidelines. That said, listed below are a few of the more basic generic rules for reference purposes.
TRASH
Trash day for most of our residents is to put out on Wednesday nights after 6:00 PM as pickup is on Thursday morning. The garbage containers shall be kept in a clean and sanitary condition and shall not be permitted to remain in public view except on days that trash is collected. The containers may be kept in the rear of any lot or in an area designated by the board.
The water drains on the sides of the road do not connect with the sewage system. Most of them empty out in one of the drainage ditches, or dry sediment ponds in our neighborhood. We ask that not only yourselves, but your children also would please refrain from depositing any garbage along the roads or in the ditches as several of them empty out near or behind where people live.
NOISE LEVELS & COMMON AREAS
Excessive noise is to cease between the hours of 11:00 PM and 9:00 AM.
All common areas are usable from 10:00 am till dusk and are only for use by the homeowners or their designated guests.
No part of the common areas shall be used for commercial activities of any type.
SWINGSETS & PORTABLE STRUCTURES
Metal swing sets are allowed as long as they are kept in a neat rust free appearance.
Wood swingsets are allowed but must be natural wood or in the color scheme of the house and kept behind the rear wall of the back of the house.
All other portable structures such as trailers, tents, shacks, barns or outbuildings require prior written approval. Temporary play houses or other structures that promote juvenile recreation also require written approval from the board.
FLOWERS, GARDENS, TREES & LANDSCAPING
Flowers are permitted to be planted at the homeowners discretion as long as they are not overwhelming in number.
A vegetable garden is permitted in the rear of the house and no larger than 1/3 of the rear yard space.
Hedges are permitted and may be around perimeter of lot, not to exceed more than 5 feet in height and kept in a well groomed appearance.
Planting of any tree or shrub over 3 feet must be pre-approved by the Architectural Committee.
Any large scale landscaping must have committee approval.
No structurally sound or healthy tree shall be removed from any lot without prior written approval.
FENCES
Fences must not be placed further than 1/2 way up side walls of house. Type, style and color must be pre-approved by the architectural committee. No chain link fence or any fence exceeding 5 feet tall shall be permitted on any lot.
LEASING
Any owner may lease his property, the lease must be in writing and shall not be for any term less than 12 months. A copy of the lease is to be submitted to the board and the owner of the property will be held accountable for any violations by the lessee and the lessee will be held to the same rules and regulations that the owner is subjected to. Additionally, individual portions of the home or property may not be leased out, the entire lot must be leased.
PROHIBITED ITEMS & ACTIVITY
No metal sheds or window air conditioner units are permitted (The satellite dish Bylaw has been overridden by the FCC). No noxious, annoying or nuisance activity. No keeping of livestock, no burning of any trash or accumulation and storage of litter, building materials or junked vehicles. No commercial vehicles exceeding 3/4 ton displaying any logo, decal or advertisement.
